Quick answer

Texas fall doesn't mean much cold, but it's the best time to get your home ready for the year ahead. A simple, local checklist for New Braunfels homeowners.

Fall in New Braunfels doesn't look like fall in most of the country. We trade 100-degree afternoons for mild days and cool nights, and the leaves on the live oaks barely notice. But this season is still the best time to take care of your home. The heat is behind you, contractors are easier to book, and a few small tasks now can save you money and stress later. Here's a simple checklist for New Braunfels homeowners.

HVAC

Switch your HVAC over to heat

Your A/C has worked hard all summer. Swap the air filter, then turn on the heat on a mild day to make sure it works before you actually need it. A burning smell the first time is normal as dust burns off, but if it lingers, call a technician.

WATER

Cut back your sprinklers

Lawns need much less water once temperatures drop. Adjust your sprinkler schedule now to save on your water bill and avoid overwatering. If your neighborhood or city has watering restrictions, check that your schedule still follows them.

ROOF & GUTTERS

Clean your gutters and check the roof

Clear out debris from summer storms and falling leaves so rain can drain properly. While you're up there, or from the ground with binoculars, look for missing shingles or damage. Small roof issues are much easier to fix before they turn into leaks.

FREEZE PREP

Get ready for a surprise freeze

Hard freezes don't happen often here, but when they do, they can cause real damage. Buy faucet covers before you need them, know where your main water shutoff is, and insulate any exposed pipes in the garage, attic, or outside walls.

SAFETY

Test your smoke and carbon monoxide detectors

Press the test button on each one and replace the batteries. If you have gas appliances or a fireplace, a working carbon monoxide detector is especially important as you start using the heat.

FIREPLACE

Check the fireplace before the first fire

If you have a wood-burning fireplace, have the chimney inspected and cleaned before you use it. Make sure the damper opens and closes properly.

PROPERTY TAXES

Watch for your property tax bill

Texas property tax bills typically go out in the fall. When yours arrives, review it and make sure your homestead exemption is showing. If you bought your home recently and haven't applied yet, check with your county appraisal district.

INSURANCE

Review your homeowner's insurance

If you made updates, added a pool, or bought anything valuable this year, make sure your coverage still fits your home.

OUTDOORS

Prep your outdoor spaces

Clean and store summer gear you won't use, check outdoor lighting along walkways, and trim branches that hang over the roof or touch the house.

WRAP-UP

A little now saves a lot later

None of these tasks takes long, but together they help your home stay comfortable, safe, and in good shape all year. If you need a recommendation for a trusted HVAC company, roofer, plumber, or handyman in New Braunfels, I'm always happy to share the people I trust.
