Frequently asked
Can I use my own contractor with a home warranty?
Quick answer
Often not. Many plans require you to use technicians from their network, and using your own may not be reimbursed. Check the plan's rules before you buy.
Related questions
Is a home warranty worth it in Texas?
It depends on the home and your tolerance for surprise repairs. It tends to be more valuable for older homes with aging systems or when the seller pays for it, and less valuable for newer homes or buyers with a healthy repair fund. Read the contract's exclusions and caps before deciding.
What is the difference between a home warranty and homeowner's insurance?
Homeowner's insurance covers sudden damage such as fire, storms, and theft. A home warranty covers the breakdown of certain systems and appliances due to normal wear and tear. They address different risks, and one does not replace the other.
How much does a home warranty cost?
Plans commonly cost a few hundred dollars per year, plus a service fee of roughly $75 to $125 each time you request a repair. Price varies with coverage level, home size, and optional add-ons.
What do home warranties not cover?
Common exclusions include pre-existing conditions, problems from poor maintenance or improper installation, items above the plan's dollar caps, code upgrades and permits, and anything not specifically listed in the contract.
