Frequently asked
Is winter a good time to buy a house in New Braunfels?
Quick answer
It can be. There are usually fewer buyers competing, which can mean more time to decide and more room to negotiate, but inventory may also be smaller and well-priced homes still sell. The best time is when you are ready and have found the right home.
Related questions
Will I get a better price if I buy during the holidays?
Not automatically. Some sellers are more flexible in winter, especially if a home has been listed for a while, but prices are driven by the home's condition, location, and comparable sales, not the calendar.
Are mortgage rates lower in the winter?
Rates follow the broader financial markets rather than the season, so there is no reliable winter discount. Getting pre-approved and comparing lender quotes matters more than timing the calendar.
Should I close before December 31?
Closing by year-end can let you deduct certain costs, such as mortgage interest, points, and property taxes paid at closing, in that tax year, but whether that helps depends on your finances. Ask a tax professional before you set a date for that reason.
Do closings take longer around the holidays?
They can. Lenders, title companies, and county offices have holiday hours, so build in extra time and ask early about availability near Thanksgiving, Christmas, and New Year's.
